What drives the cost
- Foundation type: slab, pier-and-beam, basement or crawl space.
- How far settlement or cracking has progressed and how many piers or supports are needed.
- Soil conditions: expansive clay, frost heave, limestone, fill or poor drainage.
- Access for equipment, interior versus exterior work and occupied homes.
- Whether basement walls need reinforcement or replacement sections.
- Drainage corrections that accompany structural work.
- Engineering involvement when required by local rules.
Insurance
Whether and how much your insurer pays depends on the contract and the cause (sudden covered event versus long-term settlement). Photograph damage, keep notes and request a written scope before work begins.
